Conceived as a “Work @ Home” community following the insurgence of remote working, the first of the DWELL brand projects aims to provide coworking conveniences such as meeting rooms, huddle spaces, and collaboration zones in lieu of more traditional amenities. Due to the dense nature of the site and the projected demographic of workforce individuals, a majority of the units are studios with the largest unit being a 1 bedroom plus an office sitting at 782 nsf and the smallest unit coined an “Urban” at 363 nsf and just under 14’ wide. With 129 of these compact units, this infill project is tucked behind the existing Farmer Studios (a multi-tenant office building), home to and designed by our collaborators, Architekton. Nods to the established vernacular of the site consist of polycarbonate sliding panels on the exposed south side of the building, expressed and tectonic exterior egress stairs of weathering steel, and color concept reminiscent of algae on rock. Sitting atop a podium, three building “bars” optimize the density while creating canyons overlooking the permeable and landscaped parking lot. The patio units which open onto the streetscape provide a pedestrian-friendly scale and are the only units at grade.
